FLOOD RISK We support that Paragraph 14.18 states that a new Strategic Flood Risk Assessment (SFRA) is 'currently being prepared'. We believe that the Level 1 SFRA has been completed, therefore, we would seek clarification whether this updated document had been considered in this Local Plan? This is especially important if promoting growth in identified in flood risk areas and the requiremtn for yoru Authority to undertake the Sequential Test. We note that under Policy EQ1, the local plan reco

POLICY IM3 – HOUSING GROWTH AT STATION ROAD, ILMINSTER This allocation is entirely within FZ3, assumed 3b in the SFRA update. The Local Plan states that residential development within this site could improve the viability of commercial development. Irrespective of the identification of the need for flood risk mitigation has this been allocated using a sequential approach – any development of this site would need to be accompanied by detailed modelling to assess the 3a/b designation. It is unders

Ilchester No comments as the allocations are located in FZ 1. Local Plan indicates good road links via the A303 important to Ilchester. SFRA and Local Plan both identify flood risk on this route, and we note that Highways England currently looking at scheme here. The Local Plan identifies potential need to improve the existing standard of protection of the main flood defences. However, it does not consider how this evolves with climate change, and how this may impact on the existing community.

South Somerset Local Plan Review 2016-2036 Preferred Options Consultation (Regulation 18) Market Towns Land west of Wincanton Business Park and New Barns Farm Text Block

POLICY WN1 – HOUSING GROWTH WEST OF WINCANTON BUSINESS PARK This location is adjacent to a minor ordinary watercourse with FZ3 mapped from our Cale 2005 model. The 0.1%AEP scenario was not modelled and as such the FZ2 extents in this area have been drawn to match FZ3. Given the age and 1D nature of this model there is room for improvement of the flood risk mapping - not clear how the flood risk to these sites might change when considering latest climate change guidance. Flood risk at these sites

Martock and Bower Hinton Paragraph 8.50 – "Flood defences may need to be raised in the future, depending on the location and floor levels of future development." Any new development should be steered away from flood risk areas or development would need to be accompanied by flood risk mitigation taking into account climate change allowances. If this is strategic improvement to defences then your Authority should identify this infrastructure and how it may be funded. We note that MB2 and MB3 allo

Yeovil Most sites located well outside Flood Zones (FZ) 2 (medium) / 3 (high) with the exception of the North SUE which is partly adjacent the Yeo floodplain and two EP1 allocations which are partly within the modelled flood plain of the Dodham Brook. The SFRA identifies potential flood risk along ordinary watercourses within Yeovil, notably Dodham Brook and recommends detailed modelling to be undertaken as part of site specific FRA where development within FZs 2/3. Ansford and Castle Cary POLICY AC5 – CAR PARKING AT THE RAILWAY STATION, ANSFORD Allocation partly encompasses FZs 2 and 3 (difficult to determine 3a/3b from the large scale SFRA mapping), therefore has sequential test / approach been followed?

WATER RESOURCES AND QUALITY We would promote that the local plan has strong environmental policy especially as the impacts of climate change on the water environment are uncertain. POLICY EQ1 –Addressing Climate Change in South Somerset A commitment to a certain level of water resource efficiency in new build developments should be considered. As this commitment to efficient use of water across development of this scale could result in substantial water savings, leaving more water for the env

14.30 references efficient use of water resources and account for future changes in the housing development sector. We support that in the policy EQ1 there is mention of water efficient use of resources in new development, however we consider that this should be stronger and commit to minimum standards that are beyond building regulations. An example of this based on the total growth would be if the 14322 new dwellings are built, with average occupancy of 2.2 persons, it would result in an incr
