Stick to your plan - The study by Robert Archer applicable to 2028 makes perfect sense. Why waste more public money when you have potential sites identified & graded?
Greedy land owners and agents - Good quality agricultural land should be retained as such and not sold off on a purely selfish profit lead scheme.
Bombarded - Templecombe has been targeted by farmers looking to get rich quick. In spite of this sites remain undeveloped. Why? (Slades Hill typical example)

Local Housing Need (LHN) & Housing Requirement
As set out in the 2019 NPPF the determination of the minimum number of homes needed should be informed by an LHN assessment using the Government's standard methodology unless exceptional circumstances justify an alternative approach (para 60). The standard methodology is set out in the updated National Planning Practice Guidance (NPPG). Is the figure of 716 houses/year realistic considering that SSDC has only met this figure twice in the last 10 years. There is a danger that if we start to miss this figure, the new plan will become as quickly out of date as the old one, which was just a matter of months.

1.1 Scale of Housing Growth, Section 5.3
Section 2.5 states "[South Somerset has a] relatively consistent rate of around one thousand people per year"
Figure 5.2 identifies the "minimum annual Local Housing need as 716 dwellings for the period 2016-36", which compared to the above this would imply an average household occupancy of only 1.4 (1000/716). This seems at odds with common sense, which is new housing mainly being lived in by older retired couples moving into the area (section 2.6). In

Paragraph 5.37 refers to "reserve" sites; the Council needs to consider whether
reserve/contingency sites are identified in the Plan at this stage (an approach
recently adopted in Mid Devon District Council's local plan review) to give
landowners/developers some certainty where additional development may take
