This allocation is entirely within FZ3, assumed 3b in the SFRA update. The Local Plan states that residential development within this site could improve the viability of commercial development. Irrespective of the identification of the need for flood risk mitigation has this been allocated using a sequential approach – any development of this site would need to be accompanied by detailed modelling to assess the 3a/b designation.
