We support the allocation of this site for
Residential development but consider that the
percentage of Affordable Housing should not
be confirmed until the plan wide viability has
been completed or the current application
determined. This allocation should also
identify that there are significant infrastructure
costs which include the servicing of the
employment land which may impact on the
sites ability to deliver the full requested
quantum of community benefits

Allocation WN1 proposes 220 dwellings alongside public open space and play areas. Notwithstanding the comments above questioning the housing numbers and strategy for housing growth - without prejudicing those comments if Wincanton must take the additional numbers proposed then WN1 is

POLICY WN1 – HOUSING GROWTH WEST OF WINCANTON BUSINESS PARK
This location is adjacent to a minor ordinary watercourse with FZ3 mapped from our Cale 2005 model. The 0.1%AEP scenario was not modelled and as such the FZ2 extents in this area have been drawn to match FZ3. Given the age and 1D nature of this model there is room for improvement of the flood risk mapping - not clear how the flood risk to these sites might change when considering latest climate change guidance. As referred to above, the quantum of housing to be allocated to Wincanton is higher than should be required under NPPF New Housing Delivery Test requirements. If it is accepted that the housing target is incorrect, the housing figure of 220 dwellings should also be reduced in Policy WN1. This site does not have direct access to the
Morrisons roundabout and is not capable of
taking access from it. Access will be from a
new arm off the Lawrence Hill roundabout.

Policy WN1 seeks to allocate a site west of Wincanton Business Park and New Barns Farm for residential development to provide 220 dwellings. It is noted from the supporting text that access should be served via an additional arm off the Morrisons roundabout and a secondary access to be provided via New Barns Estate.
